What is a Master Lease?
A Master Lease is a legal agreement where I, as the tenant, lease your property for a set period. I then sublease it as a short-term rental. This allows me to manage the property and generate income, while you receive guaranteed rent.
How do your Master Leases work?
My Master Lease provides you with guaranteed rent, full property maintenance, liability insurance, guest management, regulatory compliance, legal protection via a detailed contract, thorough guest screening, and a return of the property in its original condition, all while eliminating your day-to-day management responsibilities
How do you guarantee my monthly income? What happens if the property is vacant?
We provide a fixed monthly rental payment, regardless of occupancy. This is a contractual agreement, ensuring you receive consistent income. Our business model relies on maximizing occupancy, so even if there are short vacancies, your income is protected.
Who is responsible for damages caused by guests?
We are responsible for damages caused by guests beyond normal wear and tear. We will have a comprehensive insurance policy covering guest-related liability and damages, up to $1,000,000 (additional may be included on a booking basis). We conduct thorough inspections after each stay to assess any damages.
How do you screen guests to ensure responsible behavior?
We employ a multi-layered screening process, including identity verification, background checks, and review analysis (where applicable). We also communicate clear house rules to guests and utilize noise monitoring technology (with disclosure) to prevent disturbances.
What kind of maintenance and cleaning do you provide?
We coordinate professional cleaning between each stay, ensuring the property is always in pristine condition. We also handle routine maintenance and address any repairs promptly. For major repairs, we will seek your approval beforehand, unless it is an emergency.
What happens if I want to use my property for personal use?
We understand that you may want to use your property occasionally. We can discuss flexible scheduling options to accommodate your personal use, provided we have sufficient notice. This will be outlined in our lease agreement
How do you determine the rental rate?
We conduct a market analysis of comparable properties in your area to determine a competitive and close-to-market rental rate. This ensures we can attract guests while also generating enough revenue to for our ROI.
How often will you inspect the property?
We conduct routine inspections after each guest departure and more thorough inspections periodically (e.g., quarterly or annually). We will provide you with detailed inspection reports.
What legal documents will I need to sign?
You will sign a master lease agreement or lease addendum outlining the terms of our partnership, including rental payments, responsibilities, and termination clauses.
